Title: Senior Estimator

Position Role: The estimator's primary role is to provide complete and thorough cost estimates on bid opportunities assigned to them by the senior management team. Estimators will review all necessary documents, including but not limited to, door schedules, floor plans, hardware sets, specifications, and project schedules. Estimates must be complete using proper cost code structure, so projects can be properly broken down and managed upon award. Estimates are to be performed by individual estimators and supported by administrative staff as needed.

Report to Director of Preconstruction

Responsibilities include, but are not limited to:

-Maintain bid schedule for each assigned project estimate.

-Participation in weekly Allegheny Commercial Doors LLC meetings

-Bid projects using documents supplied by contractor.

-Seek multiple quotes for necessary items i.e., wood doors, hollow metal doors, hardware, etc.

-Enter bids using Comsense.

-Review necessary security documentation for doors/hardware.

-Present bids to D.O.E. for review prior to submittal

-Present value-engineered alternative door/hardware when requested.

-Participate in de-scope meetings to review bids.

• Properly document changes made during de-scope meetings.
• Share documented changes via SharePoint.

-Prepare hand-off documents.

• Must be completed a minimum two days prior to scheduled meeting.
• Must be completed in accordance with standard file structure.
• Must be completed on SharePoint/viewable by all necessary parties.
• Hand off Doc's should be organized and represent the "as sold scope and budget."
• Maintain proper info on CRM software.
• Follow up with customers as planned during weekly strategy meeting.
• Work to accomplish estimating goals as defined by D.O.E.
• Participate in contract review process.
• Complete required training and person growth plans

Estimating Procedures

Procedures for bidding a job:

Jobs assigned to estimator using Smartsheet bid schedule.

• Bids must be completed within review period assigned by the Vice President of Preconstruction

Door schedule entered in Comsense.

• Enter Door Tag information according to Door Schedule into the proper field in Comsense.
• Enter proper Level or Floor in the "Level" column in Comsense.

Floor plans reviewed for the following:

-Against door schedule for accuracy

• Verify listed openings exists on plans.
• Verify opening match door schedule (i.e., single vs. pair)
• Check for openings on the Floor Plans that may not be on Door Schedule
• Wall Type- identity and mark in Comsense.

-Borrowed lights and other miscellaneous details.

-Unit matrix take-off completed by estimator, if required by project

Hardware

• Coded using "Hardware Conversion" template
• Converted to alternate manufactures, as needed, using the "Hardware Conversation" template
• Hardware pieces entered in Comsense.
• Built, sized, and reconciled against specified openings.
• Multiple manufactures offered as options, if applicable
• Review security documents and reconcile specified hardware against conflicts at the openings.

Detailing

-Detail material types according to Specifications and Drawings to be able to solicit pricing from manufacturers.

• Use the file in Comsense to complete this task.

-Phasing- review bid docs and separate openings according to the areas required by General Contractor

-Cost Code each opening (using codes below):

• HMFR- Hollow Metal Frames
• HMDR- Hollow Metal Doors
• WDFR- Wood Frames
• WDDR-Wood Doors
• PHDR- Pre-hung Doors
• SPDR- Specialty Doors
• SPHD- Specialty Hardware
• DRHD- Door Hardware

RFIs identified and submitted as needed at each prior stage

Addendum

• Downloaded, labeled in file.
• Reviewed for any changes.
• Necessary changes made and identified in Comsense by Addendum/Bulletin, etc.

Request for quotes sent (including but not limited)- Note; RFQ's should be supplied for each material type.

• Hollow metal doors
• Flush wood doors, wood doors-stile and rail
• Specialty doors
• Pre-hung openings
• Wood frames
• Hardware
• Installation

Quotes received.

• Prices calculated using historical data/vendors.
• Hollow metal doors

Allegheny Millwork Installation Quote

• Estimating required to provide installation estimate on every bid.
• Estimating should also request quotes from subcontractors, but this is not required for bid completion.

Margins established by President; margins determined with consideration to:

• Contractor relationship
• Project location
• Project size
• Material specified.
• Project schedule
• Current backlog

Bid documents prepared and bid submitted, once approved by VP of Parecon

• Contractor scope sheet completed.
